NOTICE OF SHERIFF’S SALE

By virtue of a certified copy of a decree to me directed from the Clerk of Superior Court of Posey County, Indiana, in Cause No. 65D01-2509-MF-000490 wherein U.S. Bank National Association was Plaintiff, and John A. Paul, was Defendant, requiring me to make the sum as provided for in said Decree with interest and cost, I will expose at public online sale to the highest bidder, on the 19th day of November, 2026, at the hour of 1:00 p.m. or as soon thereafter as is possible, at www.zeusauction.com, the fee simple of the whole body of Real Estate in Posey County, Indiana.

A part of the Northwest Quarter of Section One (1), Township Four (4) South, Range Thirteen (13) West, in Posey County, Indiana, described as follows: Beginning at the Southeast corner of a tract of land now owned by Larkin B. Almon and Mary U. Almon, husband and wife (see Deed Record No. 67, page 95 of the records of Posey County, Indiana), which Southeast corner is Sixty Five (65) rods North of the Southwest corner of the Northwest Quarter of Section One (1) and One Hundred Eighteen (118) feet East of the West line of the Northwest Quarter; thence East Six Hundred Seven (607) feet, more or less, to the Southwest corner of the tract purchased from Edgar J. Simpson, widower, by Herman Varner (See Deed Record No. 67, page 391 on the records of Posey County, Indiana); thence North One Hundred Ninety-two (192) feet along Varner’s West line to a fence which is the South boundary line of a tract conveyed by Edgar J. Simpson to Ellis Farrar and James Farrar; thence West along a fence which runs East and West, and which fence is the South line of the Ellis and James Farrar tract to the East line of the Larkin B. Almon and Mary U. Almon tract, which East line is One Hundred Eighteen (118) feet East of the West line of the said Northwest Quarter; thence South to the point of beginning.
